1. Scope and Applicability

These Terms and Conditions govern all services provided by Carvalho & Meirinhos, LDA (trading as SAFERENT), NIF 513 971 262, headquartered at Rua da Constituição, 2216, 4º Dto., 4250-164 Porto, Portugal. Services include, without limitation, property management, accommodation rentals (short-term and long-term), cleaning, maintenance, parking, crib rental, concierge services, and security/deposit management. These Terms apply to all bookings made directly with SAFERENT (via website, phone, email, WhatsApp, or in person) as well as through authorised third-party platforms such as Airbnb, Booking.com, Expedia, VRBO, and Google.

2. Definitions

“Customer” refers to the person making the booking or payment. “Guest” refers to the person using the accommodation or services. “Service” encompasses accommodation and any ancillary services purchased. “SAFERENT”, “we”, “our”, or “us” refers to Carvalho & Meirinhos, LDA.

3. Booking Confirmation and Payment Methods

Bookings are only confirmed once SAFERENT has received full payment or issued a written confirmation. Payment methods include Stripe (supporting major credit and debit cards, Apple Pay, and other services as available), bank transfer, MB WAY, and, upon request, cash payments at SAFERENT’s discretion. SAFERENT reserves the right to add or remove payment methods without prior notice.

Unless explicitly stated otherwise, all SAFERENT services are non-refundable after payment, even if not used by the customer. By completing the payment, the customer acknowledges having read and accepted the service description and these Terms.

4. Pricing and Additional Charges

All prices are quoted in EUR and include applicable taxes unless otherwise specified. Any additional fees imposed by third-party providers or payment processors outside SAFERENT’s control are payable by the Customer. Where applicable, deposits and security bonds may be charged as outlined below.

5. Cancellation Policy and No-Show

The cancellation policy applicable to each booking is communicated at the time of booking. Where no specific policy is provided, the service is non-refundable after payment. If a cancellation is accepted in accordance with the applicable policy, the Customer is responsible for payment of transaction fees and an administrative charge of €35.

A “no-show” occurs when the Guest does not arrive for check-in within the first 24 hours after the standard check-in time on the day of arrival, without notifying SAFERENT during that period. No refunds will be issued in the event of a no-show, and SAFERENT reserves the right to reopen the property or room for resale.

6. Deposits and Security Bonds

SAFERENT reserves the right to request a deposit or security bond at any time, especially for bookings of 15 days or longer, where a deposit is highly likely to be required.

Standard deposit: 30× the daily rate (e.g., for a daily rate of €100, the deposit is €3,000). Other amounts may be agreed individually. Guests are responsible for all damages incurred during the stay; liability is not limited to the deposit.

Deposits may be collected via card pre-authorisation, bank transfer, or Stripe. If damages are identified, SAFERENT will contact the Guest to notify the initiation of a damage assessment process. The return of the deposit will depend on this process, up to a maximum of 90 days, after which SAFERENT will communicate the final decision with full justification.

7. Responsibility for Damages

The Customer authorises SAFERENT to charge the payment method provided for the booking for any costs incurred due to damage, missing items, additional cleaning, smoking fees, neighbour compensation, or other expenses arising from the stay. SAFERENT will endeavour to minimise costs and, where possible, complete repairs internally before engaging external contractors.

8. Use of Property and Conduct

  • Parties are prohibited unless authorised in advance.
  • Smoking is prohibited unless explicitly allowed in the listing.
  • Pets are only allowed when authorised by SAFERENT or stated in the listing.
  • Quiet hours must be respected between 22:00 and 09:00.
  • Check-in: from 16:00, unless otherwise agreed; Check-out: until 11:00, unless agreed in advance.
  • Only registered guests may stay overnight unless prior consent is given.
  • The Guest must treat the property with care and report any damage or issues immediately.

SAFERENT is not responsible for personal belongings left in the property, although all reasonable efforts will be made to recover and return items, at the Customer’s cost.

9. Fraud, Chargebacks, and Payment Disputes

All payments are final unless otherwise authorised in writing. SAFERENT reserves the right to contest chargebacks or disputes with payment processors or banks, providing all available documentation, including communication records, proof of accepted Terms, payment confirmations, check-in/out records, and damage reports. Customers are responsible for any losses or administrative fees resulting from disputes initiated without merit.

10. Bookings on Behalf of Third Parties

Where a reservation is made on behalf of another person, the booker confirms they have authorisation and accepts full responsibility for payments and compliance with these Terms. Both the payment cardholder and the Guest are jointly liable for damages or charges arising from the stay.

11. Privacy and Data Protection

Personal data is processed in accordance with SAFERENT’s Privacy Policy: https://saferent.pt/politica-privacidade/. Data is used solely for booking management, payment processing, customer communication, fraud prevention, and legal compliance.

12. Platforms and Partners

SAFERENT provides services through partner platforms including Booking.com, Airbnb, Expedia, VRBO, Google, and others. Terms disclosed on these platforms may complement these Terms; in case of conflict, these Terms govern payments made directly to SAFERENT.

13. Applicable Law and Jurisdiction

These Terms are governed by Portuguese law. Any disputes shall be submitted to the courts of the District of Porto, Portugal, with express waiver of any other jurisdiction unless mandatory law provides otherwise.
